London · Zone 1 to Zone 6

Instant rental income across London.

From Hackney to West Hampstead, a neighbourhood is only a starting point. CHX assesses the individual home, its renter demand, transport context and the rental model that fits its layout.

SIX LONDON NEIGHBOURHOODS

Local character matters.
So does the floor plan.

Transport, nearby employment and education, renter preferences and competing homes can inform demand. They do not establish a rent or guarantee an offer on their own.

E8 / E9

Hackney

Hackney Central and Hackney Wick connect to London Overground services. A property review considers the actual walk to transport, local amenities and whether the rooms work as a whole home or as individual rooms. This is an area to assess, not a verified uplift case study.

E17

Walthamstow

Walthamstow Central brings Victoria line and Overground connections; the wider area also has distinct neighbourhood centres and commuting patterns. Layout, bedroom sizes, shared spaces and access to the station all affect the analysis.

Illustrative sample offer: Coppermill Lane, E17 — £3,250 per month. This is a sample, not a confirmed available offer, market average or promise for another property.

SW1

Victoria & Westminster

Strong central connections and a mix of residential, civic and commercial activity inform the local picture. A property’s street, condition, layout and intended renter profile still matter more than a postcode alone.

SW8 / SW11

Battersea & Nine Elms

The Northern line extension, rail connections and a changing riverside district shape access and local context. A flat’s size, furnishing, condition and fit for optimal residential rental models are assessed individually.

“What you guys are doing at CHX is super impressive and I'm glad to be a part of your journey from the beginning.”
Karen · Battersea, Partner Landlord
SW12

Balham

Balham’s Underground and National Rail links make connectivity one part of the demand picture. Property size, room configuration, condition, local alternatives and compliance considerations all remain relevant. No individual street uplift is implied.

NW6

West Hampstead

Jubilee line, Overground and Thameslink stations provide a notable set of connections. CHX still reviews the individual home, access, usable space and suitable letting model rather than assuming every home in the area performs alike.

“CHX have been excellent throughout. My experience has been smooth so far, they keep me updated and give me complete peace of mind. I'd be happy to recommend them.”

THE PROPERTY-LEVEL VIEW

Finding optimal residential rental models.

A well-connected address can attract interest, but a viable rental model also depends on how the home functions. CHX considers practical room sizes, shared areas, condition, furnishing, tenant fit and what the local market supports.

Whole-property letting may make sense for a home that works well for a household. Optimal residential rental models can be considered where layout and local renter demand support it, subject to the relevant licensing, safety and compliance requirements. More rooms do not automatically mean a better outcome.

Owners retain repair decisions and responsibility for repairs, insurance, licences and compliance. Any proposed improvement, funding and responsibility should be agreed upfront. Your personalised offer may include a fee; compare the amount after fees and owner costs.

FROM AREA TO AGREEMENT

What happens after you share a postcode?

An address helps locate the home; the offer depends on more than its neighbourhood label.

Tell us about the home

Share the address, property details and photos. CHX uses rental data and property information to assess potential and formulate an offer, typically in under an hour.

Review the actual terms

Check the proposed amount, any fee, term, property assumptions, owner obligations and conditions. Ask how the rental model and improvement assumptions apply to your home.

Checks, handover, first payment

Acceptance and onboarding are followed by property checks. Handover sign-off triggers the first payment; an unpaid activation period may apply and bank receipt times vary.

A SENSE CHECK ON NUMBERS

Illustration is not a postcode forecast.

Use examples as a way to understand the model, not as a prediction of what a home nearby will receive.

CHX has an illustrative sample offer of £3,250 per month for Coppermill Lane in Walthamstow E17. It is a sample, not a verified available offer, a market average or a representation that CHX has assessed every property on the street.

CHX’s published illustrative case story describes Abi’s three-bedroom Battersea flat: £1,860 before and £2,700 with CHX, a stated difference of £840 a month (£10,080 annualised). This is illustrative, not a verified or typical result, and its images are visualisations. It does not establish an expected uplift in Battersea or any other neighbourhood.

For a real decision, compare the actual personalised offer with your own net rental receipts, fees, owner costs, current condition and the agreement’s conditions.
